According to a WHICH? Report, consumers who have their property surveyed save an average of £2,000 on the property price. The Home Condition Survey (HCS) has been developed exclusively with homebuyers and their conveyancers in mind and offers comprehensive benefits that other surveys simply do not offer.
The HCS is a clear and concise report on the condition of a domestic property, which identifies any visible internal and external problems that need further investigation carried out by a fully accredited surveyor. This allows the client to make an informed decision about the property before they purchase it and may save the cost of a lender valuation if they decide not to purchase.
Surveys are carried out by an accredited and comprehensively insured surveyor, who is a fully qualified member of Residential Property Surveyors Association accredited by Building Research Establishment (BRE) and Surveyor And Valuer Accreditation (SAVA).
CML Handbook Part 1 Section. 4.1.4 requires conveyancers to recommend that clients undertake a survey. Suggest a Home Condition Survey to your clients and ensure your compliance with lender requirement.
